Project Summary

Parafin is an AI-powered custom construction budgeting software designed to enable hotel development planning. The platform can help users identify the best land plots for construction, visualize hotel concepts in 3D models, create AI-powered photorealistic hotel models, estimate construction cost and revenue, calculate ROI, and collect administrative data.

Project Idea

The project’s main goal is to provide real estate developers and constructors with a tool that can calculate the projected hotel profit resulting before a construction project. Construction budgeting and forecasting software considers the most important factors such as location, number of floors and rooms, parking capacity, and the presence of amenities like a pool. The final financial summary can then be used to present the project to potential investors.

Challenges

Due to the project’s specific goals and technical complexity, the team faced several unique challenges that required creative engineering solutions.

One of the key challenges was a decision to support two interchangeable map engines – Mapbox Engine and Cesium Engine. These modes allow users to view a proposed building from different perspectives and environments. The two engines are synchronized and work smoothly, so users can switch from one to the other, and the system automatically recalculates project data to reflect the new perspective.

To get this done, the team had to use complex calculation logic in the backend to guarantee that synchronization is done correctly and is based on precise geo-coordinates. So the coordinates to be used are moved from one map engine to another without any interception or data loss.

Another major challenge was building reliable logic for construction cost estimation for reliable property investment analysis. We made custom functions that apply all the relevant financial formulas to the selected project parameters, ensuring accurate and consistent ​‍​‌‍​‍‌results.

Solution

The​‍​‌‍​‍‌ real estate development software features a dynamic map view that shows the projected hotel at its real-world location. This tool enables users to model development scenarios, adjusting for changes in budget, location, and returns. Different brands and setups of hotels are taken into account for the calculations.

Design

Our designers created the UI/UX design completely from scratch. The interface includes a map that can be viewed in full-screen, along with a tab-based layout through which users can navigate different project variables. The system allows investors to compare several development options within a selected area.

Development

The development required a highly stable backend that could operate with huge datasets and complex calculations. We paid special attention to data consistency, performance, and scalability because users run financial simulations and work with real-time geolocation data.

Tech stack

The Front-end was built with React, and the Back-end runs on Python. Data is stored using AWS S3. In addition, we have implemented API integrations with third-party real estate and financial data providers to keep the system updated and ​‍​‌‍​‍‌trustworthy.

Functions

With this solution, users can:

  • Start and manage hotel construction projects — create new development scenarios, update inputs, and track the progress at every stage
  • View hotel plans in dynamic 3D on the map — understand the designs with the help of geospatial tools, compare multiple layouts, and also evaluate how the building integrates with its surroundings
  • Use advanced visualizers for design exploration:
    • 3D Viewer — spin, flip, and move the design within the selected land plot to consider different spatial options;
    • Site Plan Viewer — review the project from a top‑down perspective, add markings, and modify layouts directly on the site plan;
    • Floor Plans Viewer — examine detailed floor‑by‑floor layouts and enlarge views for better clarity and decision‑making;
  • Select and assess land plots — select a number of favorite plots and set the key parameters like parking, amenities, green zones, and building height
  • Access project parameters in real-time — check for zoning, land-use restrictions, density limits, or any other compliance factors that concern a desired location.
  • Execute advanced financial calculations — built-in investment property analysis calculator provides model development costs, NOI, room revenues, operating expenses, taxes, and margins to validate project feasibility
  • Compare scenarios — rapidly evaluate multiple design or financial options side-by-side to identify the optimal development strategy
  • Export data and reports — create custom reports in PDF or Excel formats for stakeholders, investors, or internal teams.
  • Collaborate across teams — share project scenarios safely with colleagues, partners, or investors for review and feedback
  • Oversee brand and cost data (Admin users) — update hotel brand standards, upload construction cost benchmarks, add property images, import data for processing, and monitor change history
  • Integrate with external datasets — enrich projects with demographic, market demand, and competitor data that enhance decision‑making

Result

This​‍​‌‍​‍‌ investment property analysis software allows property developers to create exhaustive financial forecasts of hotels under development anywhere in the U.S., incorporating user parameters and revenue forecasts. Users can modify the evaluation with filters and create investor-ready reports with precise, up-to-date information. All map data is updated in real time, so that users can always be sure they have the latest geographic and zoning data at their ​‍​‌‍​‍‌disposal.
